We screen and qualify each prospective tenant based on employment, credit worthiness, and past rental history. We negotiate and execute the lease agreement. We collect all monthly rents and security deposits. We coordinate all maintenance service and repairs. We provide 24-hour emergency service performed by licensed contractors. We periodically perform inspection of the property, including a final inspection when tenants vacate. We pay all bills including: Mortgage, HOA, Utilities, maintenance contracts and repairs, etc. We maintain the security deposit and pay interest in accordance with local statutes. We provide the owner with a monthly statement reflecting receipts and disbursements. We manage owner proceeds and can either mail directly to the owner or deposit the proceeds into a financial institution. We communicate with owner and tenant regarding all aspects of property management. We provide contractors for hire during periods of vacancy for lawn care, leaf raking, snow removal, etc..
