I'm Sandra Field with The Michael Group. My dad, Manny Field, and I work as a team of Realtors. This is a great deal for our clients, because they get two realtors for the price of one! We walk buyers and sellers through every part of their real estate transactions. Manny is fluent in spanish, and is good at explaining every detail in depth. He helps many of our spanish speaking customers feel comfortable and well informed. Through advertising and word of mouth, this creates a whole new world of buyers who are able to become interested in our listings. For our listings, we provide a 24 hour talking ad (audio tour), a virtual tour, an ad in Harmon Homes magazine, The Real Estate book (magazine), and The Dallas Morning News. We provide four page color brochures containing photos both of the inside and the outside of the house. We put these brochures inside on a counter top, and also outside of the house in a holder. We hold open houses at least once a month. We invite highly productive buyer's agents and advertise our open houses in the paper. In this economy people have been downgrading, so sometimes we send targeted advertisements to homeowners in higher priced neighborhoods. We also register our listings with a bank that can lock in the current interest rate for 90 days. This means buyers can still purchase our listing at todays rate if mortgage rates skyrocket next month. If the rates go down after lock-in, buyers will get the lower rate. Our goal with our listings is to get as many buyers as possible interested in the property, so we can get the highest price possible from the highest bidder. For our buyers, we make it a priority to keep up with city and county grant programs available to first time home buyers. We are both very good at negotiating great prices. Our goal is to get our buyers in their home with some equity to start off with! We can work with For Sale By Owner properties, and can also help buyers to purchase HUD homes. We can work deals on bank-owned foreclosure properties, and even better yet we're skilled at finding PRE -foreclosures where people are highly motivated to sell their houses at a great price. Manny Field is an Accredited Buyer's Representative, and is even more skilled in helping buyers than the average Realtor. Together, we are well armed to battle the toughest of situations, and we'll help you find the best deal possible no matter what obsitcles might stand in our way!
