Do I need an Attorney to buy a home?
No, but I'm not an Attorney and I always reccomend that my clients consider hiring one to represent them.
What is the difference between being pre-qualified and pre-approved for a loan?
Most Realtors realize that a pre-qualification is basically worthless. A pre approval on the other hand shows that the borrowers have had their credit checked and are usually approved through "DU", or Desktop Underwriting, which is an approval conditioned only on the appraisal of the home and verification of supplied income and debt information.
What is the best way to select a Realtor to help me buy a house?
Look for someone who is easy to reach, (note that I publish my cell number: 732-650-0992), and someone who has experience, (I have been serving the area since 1984 because I care about my Clients), and someone who listens and cares about your wants and needs.

Worry free property management. We cannot guarantee that the unit will never be vacant, but you won't ever be awakened at 2 AM again for an emergency call.
What are your fees?
Our property management fees are 10% of the monthly rent. Other fees may apply.
How long does it usually take to find and place a suitable tenant in my property?
Depending on the rental market.
What happens if you have to evict my tenant?
I charge for court appearances, but our lease states that the Tenant must reimburse that cost. I'm not an attorney, but I've been the Plaintiff in countless evictions and have never lost one.
How soon am I notified of an impending vacancy at my property?
The moment I know. Usually 45-60 days in advance.
How do you handle a tenant who damages or is not maintaining my property?
Eviction is the Landlord's main defense of their property. The State of New Jersey has very strict laws regarding necessary notifications, and we are careful to follow them. If necessary, we will add more inspections to our schedule and make repairs and bill the tenant while they are still in the unit, in order to preserve the property.
Who usually pays for utilities at the rental property?
Usually the tenant pays, unless it's a municipal utility, then I pay and bill the tenant.
Is there additional cost if I decide to have your company pay bills associated with my property?
No, that's part of my standard services.
When can I expect my report and check to be sent to me every month?
They're sent on the 8th.

Countrywide, Wells Fargo, Comonwealth United, GreenPoint, and about 10 others.
Are you able to service customers with credit problems?
Yes.
What is the turnaround time for the loan application?
Most approvals are same day, usually within an hour.
