• Do you have a customer satisfaction or refund policy?
  We place our contracts with our owner on a 30 day basis because we have happy owners and don't need to tie them down with year contracts.
• What services do you provide?
  We are a full service Real Estate company, (Real Estate Sales, Loan, Management) We are also general contractors and have a maintenance company that can handle most of you properties maintenance needs.
• What are your fees?
  We charge 8% of collected revenues for single family homes and condo. Less for larger apartments or multiple locations.
• How long does it usually take to find and place a suitable tenant in my property?
  Normally around 30 days.
• What happens if you have to evict my tenant?
  We handle all issues related to the eviction, it normally takes about 30 days and costs around $500.00
• How soon am I notified of an impending vacancy at my property?
  We notify you when we find out via the notice of termination from the tenant. We usually will start our advertising for re-rental at that time.
• How do you handle a tenant who damages or is not maintaining my property?
  We do move in walk-throughs and fill out move in sheet, when tenant move out any damages that are not normal wear and tear are charged to tenant.
• Who usually pays for utilities at the rental property?
  Tenant usually pays for utilities.
• Is there additional cost if I decide to have your company pay bills associated with my property?
  All bill payment that our owners would like us to do is included in the management fee.
• When can I expect my report and check to be sent to me every month?
  We close the month around the 25th and should have your financials and check around the first of the month.
