• Do you have a customer satisfaction or refund policy?
  Yes, Calco is not in the business to not give 100%. If you are not satisfied, we refund the last month of management fees, after 30 days notice.
• What services do you provide?
  Property Inspection - Our in-house inspector will inspect your property on a monthly basis in order to note any potential safety hazards or potential future problems that may effect the integrity of your property. Monthly Report - Rent will be collected on the 1st of each month. All bills associated with your property will be paid when due. A monthly statement detailing all.
• What are your fees?
  Each property is unique. In order to give you the best price, we will need to analyze the services that best meet the needs of the property and the owner/board.
• How long does it usually take to find and place a suitable tenant in my property?
  Each location has a leasing season. I have had great success in getting most units leased within the first 30 days of marketing.
• What happens if you have to evict my tenant?
  We make every effort to avoid this; however, there will come a time that eviction is the only option. We make sure that all action is handled by a very competant eviction attorney and we ensure the owners are updated with every step of this process.
• How soon am I notified of an impending vacancy at my property?
  We are constantly on top of possible vacancies through regular communication with the tenant, and will forward any information on impending vacancy to the owner as soon as we learn of it, so we can immediately work on the marketing of the property.
• How do you handle a tenant who damages or is not maintaining my property?
  Calco prepaires a "Rules and Regs" for each property based on communication with the owner. These are written as an Addendum to the lease, and are considered part of the lease. Together with the "Pre Move-In" walk thrus and post move-out inspections, they'll govern how property damages/abuses by the tenant will be handled. Deduction from the deposit is used in most cases.
• Who usually pays for utilities at the rental property?
  Depending on the property and how utilities are delivered to the property, tenants are most often resposible for all utilities.
• Is there additional cost if I decide to have your company pay bills associated with my property?
  None, paying bills is part of our full service management.
• When can I expect my report and check to be sent to me every month?
  We like to make sure that you get the information you need. Property Reports are out each month on the 25th of each month. You have many options on how you recieve your reports, E-mail Fax Mail The fund collected from the property, less management fee and any maintenance expenses that occur during the month, is deposited into an account which is opened in the owner's name.
