  depends on market,curb appeal and unit prep as well as advertising

  atty is involved and our nationwide collection co will take account after that.

  We perform total management. There is not a need for owners to be aware of individual units as we do advertising and fill vacant units as they become available.

Q.  How do you handle a tenant who damages or is not maintaining my property?
  We do regular inspections and make them pay damages before rents are collected. We also will institute lease violations and institute eviction if needed.

  management co pays owners bills and tenants pay tenants bills
